$3.00 million property refinance
An owner with a $1.50 million loan requests $300,000 of cash release and models a new facility at 7.25% over twenty years.
The modelled new facility is $1,822,000 at a 60.73% LVR. The indicative monthly repayment falls from approximately $15,438 to $14,401 despite the cash release.

The tool organises an early scenario. Keep the evidence, assumptions, and professional review attached to the result.
Enter the current position
Add the property value and existing loan balance, rate, and term.
Set the refinance case
Choose the target LVR, cash requirement, costs, proposed rate, and term.
Compare the trade-off
Review cash released, repayment movement, retained equity, and the effect of extending the term.
Keep the result in context
Both current and proposed repayments are modelled as monthly principal-and-interest payments.
The desired cash release is capped at the amount available within the selected target LVR.
Refinance costs are assumed to be added to the new facility.
Break costs, lender-specific fees, valuation changes, interest-only structures, and tax consequences require separate review.
Useful for property owners & business advisers
Give owners a transparent first look at what a refinance could release and how the new rate, balance, and term may change monthly cash flow.
About the Refinance & Equity Calculator
Use these answers to understand the tool's purpose before relying on its indicative output.
How is available equity calculated?
The calculator multiplies property value by the target LVR, then subtracts the current loan balance and entered refinance costs.
Why can a larger loan have a lower repayment?
A lower interest rate or longer amortisation term can reduce the scheduled monthly repayment even when the new facility includes released equity.
Does the calculator confirm how much a lender will release?
No. The result depends on the valuation and target LVR entered. A lender must still assess servicing, purpose, security, conduct, policy, and the complete application.
Use the calculator, then keep the assumptions attached to the result.
The result is an indicative workflow signal. Broker, adviser, valuer, accountant, and lender review still applies to the full scenario.
